Leasing Fee:

One Half of one full month’s rent plus $200 marketing fee

  • Initial onsite Property Evaluation with recommendations
  • Initial Certified Sacramento County/City Inspection
  • Online advertising
  • Extensive Tenant screening
  • Credit, employment, income/ debt, eviction history
  • Holding property open and/or arrange appointments and coordinate showings of your property
  • Negotiationg the rental agreement with tenants
  • Our rental agreement along with the appropriate addendums is over 40 pages.
  • Obtaining all signatures on lease documents recommended by California Apartment Asociation and Rental Housing Asociation of Sacramento
  • Completing a Move In Condition Report with photos
  • Coordination of initial Rekey

 

Management Fee:

6% with a minimum of $80 a month includes the following:

  • Collection of monthly rent
  • 24 hour emergency contact for tenants
  • Answer and coordinate tenant service requests
  • Monthly paperless online owner statements
  • Owner draw check mailed to owners by the 20th
  • End of year 1099
  • Completion of Move Out report with photos at end of leases
  • Refund and dispursment of Security Deposit at move out/termination
  • Property turnover repair/rehab recommendations
  • Monthly drive by inspections
  • Online Acces to a Owners Portal with continuous updates regarding maintainance, accounting and messaging services

 

Additional Services Available:

  • All owners will have access to their own Owner Portal through our web site teamkassis.com Mailed statements $5.00/mo
  • Utility billing to be invoiced to tenant such as water, yard, pool
  • Utility payments on behalf of owner 
  • Early Report Date: 10th of month 
  • Lease Renewals or tenant reassignment: 
  • Coordination of property rehab projects.
  • Coordination of turnover services. Repaint, recarpet, minor repairs.
  • Projec Management of comeplte remodels!
